Application forms, fees and charges

Below are the various applications and related fee information for removing a dwelling. A private certifier may inform you of additional requirements. Contact us for more information.

Relocating a house to a location inside Redlands Coast

Applications required:
  • 1 x Concurrence agency referral form [PDF, 1.0MB]
    • Amenity and aesthetics (new site)
      Please be aware that in some instances, a planning application for material change of use (MCU) may be required. If this is the case, you will not need to lodge a separate request to Council for a concurrence agency referral. Instead, Council will assess any relevant referral triggers as part of the MCU. If you are unsure if you need MCU approval for your removal dwelling, you can contact Council's Planning Assessment team for advice on (07) 3829 8999.
  • 2 x Development permits for building work. These can be obtained through a private building certifier.
    • Demolition of dwelling (current site).
    • New dwelling (new site)
  • 2 x Plumbing applications. You should engage a licensed plumber before making any plumbing applications to Council.
    • Capping of sewer (current site)
    • Plumbing & drainage works (new site)

Applications required:

  • Development permit for building work for demolition of a dwelling. This can be obtained through a private building certifier.
  • Plumbing application for capping of sewer. You should engage a licensed plumber before making an application with Council.

Fees

Note: You still need to factor in all actual building, plumbing, electrical, and other trade work.

Charges/security bonding

When a dwelling (class 1a building) is removed from another residental property, transported and rebuilt onto a property within Redland City a security bond may be required to be paid prior to the building permit (BD or BX) being issued (excludes Outbuildings).

Bonds may be required for all Amenity & Aesthetic applications (CAR Application) however if an MCU is triggered the bond is determined by the assessment manager and may or may not be conditioned to pay.

The maximum amount of the security bond is $50,000 however the final amount will depend on the value of the proposed building work required to completed to the outside of the house (painting, windows, roof, etc). Council will determine the bond amount based on these works if quotes/photos of the dwelling works are provided. A builder’s report should be provided noting the works required and the cost involved to correct these works. NOTE: If a quote/report is not provided, the security bond will be set for the maximum amount.

Redland City Council will retain the bond until the external building works have been completed satisfactorily in accordance with Council’s conditions relating to any ‘concurrence agency response’ given about the development.

Once the works are completed, photos are required to demonstrate compliance / evidence that each performance criteria for the external building work has been satisfactorily completed in line with our Amenity and Aesthetics Guidelines (LUP-001-001-G) and then the bond can be released.

  • Performance 1: External wall cladding material is free of any visible or performance related defects.
  • Performance 2: External walls are finished to provide a surface that is free of flaking paint, stains or rust.
  • Performance 3: Roof cladding material is free of any visual or performance related defects including rust, flaking paint or broken tiles.
  • Performance 4: If an elevated dwelling, has external stairs, decks, landings and stairs completed including balustrades.
  • Performance 5: Windows and external windows are installed and in good condition (not cracked or broken).

Provide photos of the completed works including from each elevation/side of the dwelling that relate to the performance criteria that the bond was assessed against and a completed refund of security bonds form to request the return of the bond once the works have been completed.
