Approvals needed
When you build a project, you may need only building approval or both building and planning approval.
- Building approval is concerned with the construction, safety and water run-off of the project.
- Planning approval is concerned with the impact of the project on council infrastructure, the landscape and the local environment.
Building approval
If your project involves new construction or the alteration or addition to an existing building or structure you will likely need building approval.
For example, you will need building approval for:
- new goal posts taller than 3m
- a shed more than 10m2.
Building approval can be obtained by engaging a private building certifier.
Planning approval
To find out if you need planning approval, you need to determine the level of assessment for the type of use or development works you are proposing. There are three categories of development:
- Accepted development does not need planning approval.
- Assessable development does need planning approval. The level of of assessment will depend on the zoning and overlays applicable to the land, and the type of works being proposed.
- Prohibited development is prohibited and cannot be undertaken.
You should be aware that regardless of whether or not you need planning approval, you may still need building approval for your proposal.

Arranging inspections
An inspector will ensure that your structure has been built in accordance with the approved plans, before issuing a final approval certificate.
Your building permit decision notice, issued by your private building certifier, will outline any inspection requirements, including when certain inspections must take place.
