Development
Redland City Council has primary responsibility for ensuring that the sensitive Redland natural environment and physical character is retained and, where possible, enhanced through the application of appropriate building and development controls for the benefit of residents and visitors alike. Our planning and development services help to deliver high quality and sustainable development.
Many developments need town planning or “development” approval. The introduction of the Integrated Planning Act 1997 (IPA) with its Integrated Development Assessment System (IDAS) provides the framework for a single integrated development assessment system. Council's Assessment Services Group is responsible for the statutory function of development assessment and specific responsibilities include administration of the Redlands Planning Scheme (RPS) and the IPA.
Development types assessed include:
- Material Change of Use (e.g. new shops, industry, multiple dwellings)
- Reconfiguration of Land (e.g. subdividing land)
- Building and Plumbing (e.g. new houses, water fixtures)
- Operational Works (e.g. such as road construction, water infrastructure)
- Prescribed Tidal Works (e.g. jetties, pontoons)
- Building works assessable against the Planning Scheme (e.g. setback variations).
